|Recommended: YesEnjoyed my Experience at Third Rail Lofts — Great Apartment complex, but unfortunately the area has a high crime rate.

We understand your frustrations with the parking garage and have been working with the owners of the garage to help this situation. We have been installing new locks on doors, hired additional patrol services and cameras in select locations. We strive to ensure you are delighted to call Third Rail Lofts your home and will continue to work diligently to ensure this.
|Recommended: YesAttention to detail — This apartment was run with a lot of attention to detail for a while which made it very enjoyable to listen live. Now it is run with less of that and we find people smoking at the pool with their dogs, the dog park runs out of poop bags and poop just sits on the grass for the weekend, there is a tiny whole in the sprayer at the kitchen that hasn’t been fixed for months, and last but not least the a c went out this weekend and my apt was 86 degrees all weekend. I used to see the manager really walk through the place with maintenance to identify necessary fixes. I miss the attention to detail. I guess no one works on Sunday so the residents have to suffer if the a c is out.
|Recommended: YesIt's pretty good overall — I've been waiting 2 weeks now to get my microwave replaced. In addition, there are administrative messages talking about a new fee structure where everything is essentially going up. Besides that, I like where i live.
|Recommended: YesIncredible Amenities with a Stunning View — Overall, I feel extremely safe within the walls of this property, some friends refer to it as a compound The hot tub is by far my favorite feature living here. I love the availability to ground level access with endless food and drink options surrounding the buildings. I'm excited to stay here for a long time to come

Here at Third Rail, a resident can enjoy the nicely maintained property because management and maintenance care. |Recommended: YesDowntown Dallas — maintenance staff is great. rooftop dog bathroom is a terrible idea, smells bad, lazy dog owners let dogs piss wherever, not just the potty area. office staff can be a little inconsiderate. need to work on their customer service skills. great location, reasonable rates for10 year old décor but like I said rates are good. has a bowling ally but tenants abuse it and it gets broke a lot, amenities are good but who cares its downtown Dallas barely use them other than the pool.

The features that come with this property are great and the location couldn't be better. It's so fun living right on Main street The staff is always helpful and quick to come to our aid if we need anything. It's absolutely my favorite apartment I've ever lived in

Thank you for your review and we appreciate your suggestions. We've recently hired a second concierge to begin shortly. His hours will be in the evening and weekends for our resident's convenience. Parking passes for your guests can also be purchased in our office.
|Recommended: YesUpdate on the transition from a resident — Writing this review strictly to address that Lincoln would be receiving three stars from me if not for one employee. Sounds crazy, but one good employee can make up for a lot of problems and in this case its Ollie. This guy works his tail off for Lincoln Property and honestly with all the inherited issues from Spectrum hes likely taken a lot of grief. However, he is someone who genuinely wants to make the property as successful as it can be. Whenever there is an issue he seems to be the guy that solves it. The head maintenance guy and his assistant Jose are also great to work with. Look Spectrum really messed the place up and were really only good at throwing resident events. The building needs a capital investment to be a premier Luxury Apartment in downtown again, but at the very least Jose the Head Maintenance guy forget his name and Ollie are the only reason I renewed my lease, because you can tell they will fix the mistakes of the previous management group.
