|Recommended: YesI love the apartment layout and the open green space along the canal. — I was amazed by the quick and helpful replies to S.O.S. calls I made after hours and on weekends They quickly assessed the problem and expertly changed out the equipment, and did so with a friendly manner though I'm sure it was the last thing they wanted to deal with after 5PM Friday or on a weekend.
Thanks to management, also, for keeping extra replacement A C blowers and even hot water heaters on site

I have checked the other communities near by Trails but with respect to maintenance support its awesome.
It would have been better if Community could arrange children play area as they have given for Dogs.

Our community is relatively small and it would require a lot of space to have a playground area. They go extra mile to help and support you when in need.

Only problem is school, if your kids are not school going, highly recommend . Only given 3 stars for overall because of school district , if thats not the concern for you consider it 5.

|Recommended: YesFound a Happy Home — When I first moved out on my own the first apartments I lived in for 5 years. With that being my first apartment, I moved out wanting to experience other locations. That was the worst decision ever. Since then I have just about moved every year either due to the location, the office staff or property practices, or just size of apartment for the price I was paying. I moved to Trails of Valley Ranch for my first 2 bedroom 2 bath, and I LOVE IT The office staff is pleasant when I do go in for packages or in other communication. The landscape is beautiful, and I love the walking trails in the area I do not hear my neighbors AT ALL unless they are outside and they have small children I feel the maintenance staff is responsive in a timely manner. The only think is I feel the buildings are older and do require a bit more attention. The only issue I have had is when it rains, the water sometimes comes in through the kitchen window. Not as much as before, but its livable just to have a nice office staff, and maintenance team. I am sort of a loner so for the most part I keep to myself, but I do see the flyers on my door of community events they try to have for the property, and it is just nice to have the option to attend. I live near the dog park and I was super worried at first, as I am ok with dogs, but not the best. I was worried about the possible dogs with out leashes, dog poop all over, etc. Over all, I have not experienced non of that, and I do see that the residents use the area, so it was a needed improvement to the community. I would of preferred that for improvements that impact certain resident should not reflect on my monthly payments. Example, those with pets should have been charged, and not all residents as property improvements since this is something I will never use. But over all, I have enjoyed my time here, and now I am going on my 3rd year
