|Recommended: YesQuiet property, friendly staff — The apartments here are so spacious I love the renovations that they have done. Maintenance is amazing and fixes my problems in a timely manner. The office staff is beyond helpful Any time I have questions, or need help, they are there to make everything so simple. The grounds are kept up nicely as well. It is always so quiet, and such a friendly community to live in. I have lived here for almost a year, but I can't wait to re-sign my lease and continue calling Waterford Place my home.

The staff is super helpful and always available to discuss any concerns. Beautiful, spacious, and most importantly quite apartments for a very affordable price, especially in this location I am not planning on moving any time soon.

|Recommended: YesNice Place to Live — It's really nice area to live. Very quite neighborhood with friendly people, both in and out of the office. Whenever I'm in need of maintenance, it's fixed within the next day. The lawn is kept neat and clean. There's always parking spaces available, however, trees are hanging over the parking spaces therefore my car is CONSTANTLY dirty. My only complaint is that my electric bill was VERY high for a one bedroom during the winter months due to the unit running excessively.

|Recommended: YesSafe, Convenient, Great Location — Bellevue is a safe area of Nashville. Convenient shopping at Kroger, Publix, Walgreen. Walk to 5 bus to downtown. Grounds are well kept. Dishwasher Refrigerator, Water Heater all fine. Heat pump saves money works with regular maintenance.

|Recommended: YesEnjoyed so far — I've been here less than six months, but so far I have had no issues. Staff is very nice and helpful, parking is no problem, the grounds are nice, etc. I've only needed to place one maintenance request about a leak and it was fixed that day so I would say that's great. So far so good by me.

|Recommended: NoAverage and its ok beside the enormous rent hike every time during every lease renewal. — Every year when I renew my lease, the lease amount goes up significantly. Waterford is notorious about this rent increase. Will not recommend.

I understand that where your frustration comes from. In the four years that you have lived here the Bellevue/Nashville market has seen a dramatic change in rental rates. Where four years ago you could get a two bedroom apartment for $800, now you can barely get a small one bedroom for that price at most places in this area. While this doesn't help you be any less flustered with having your rent increased every year I wanted to explain the reason why you are seeing an increase. We do try to be fair as possible to our current residents that have been here before the market changed and while giving you an increase, we don't take you up to the current going rate.

|Recommended: YesQuiet and well kept — Overall it's a great place to live. The complex is quiet with friendly people. The staff is friendly and willing to help. The on site gym isn't large but it is functional with basic cardio equipment and weights. The apartments are spacious and the appliances are updated.

|Recommended: YesNice place to live, just not a fan of valet trash. — During warmer months hallways have gnats and smell due to the valet trash. They claim to be pet friendly but only have 4 pet stations on property. Tennis court needs major work to be able to use. Parking is open but would like to see tentants have sticker in window. Seems several cars just come and sit for days at a time. Pool area is nice but need to update the chairs and would be nice to have side tables. Water heaters are very small. Cannot do a load in dishwasher and take shower at same time. Would be nice if could put in instant water heaters. That don't store water but heat it as needed. Garden tubs are nice in master bath but the step is dangerous when wet. Just a larger tub would be nice. Different shower facets would be nice also. In the kitchen, would be nice if sinks were a little deeper and came with a sprayer hose. My overall experience here at Waterford Place has been very plesant. The dog park is a great place and has been added since I have moved in. It would be nice to have a car care place on property and maybe a room to rent out for special fuctions.

Thank you for your honest review. We value your feedback and will definitely take your suggestions in to consideration. We're always looking for ways to improve the property and make living at Waterford Place more enjoyable. To address some of our concerns I'd like to let you know that you are definitely correct about the tennis courts. Unfortunately these things don't happen overnight and take planning, budgeting and approval to make some of these changes. I'm happy to report that as of late spring the tennis courts will be taken out and in its place will be an outdoor green space/park setting for our residents to use. We send out surveys this summer to see how the residents would like to see that space used in the future and hopefully be adding some fun additions in 2017.
We do consider our selves a pet friendly community and I'm sorry to hear that you think otherwise. With being a smaller community of only 180 units we only have so much space for so many things. We'd like to think that with having the four pet stations and large pet park area that we make Waterford Place an enjoyable place for our pets and pet owners to call home.
I think your suggestions for parking stickers, new pool furniture and instant water heaters are fabulous ideas and I will definitely investigate all of those options and see what we can do about integrating some of those ideas in the near future.
