Ugh - the water bill, trash collection bill. — Its a good place, I've been here a second year, because after a lot of research at the 1yr mark, I did not find a better location. I really like the geographic location of the property, and the location of my building on the property. The property is a good price value for comparable properties in the area. The apartment size is good. I appreciate there are garages, they're not super close to my unit, but I still appreciate they exist. I appreciate that they have doggy stations throughout the property. The grounds are kept up nicely, looks like the buildings' exterior have had some good repairs in the last 2yrs. I really appreciate the laundry room pantry in my unit. All the closets area good size. I've never heard my side neighbors. I am lucky that my upstairs neighbor is relatively quite, I hear their guests as if they were standing in my apartment. I like the ground floor unit that has a walk out patio - wish I didn't have to pay for a keylock upgrade on the patio door... I appreciate having a second outside door to my unit.
I don't understand why the community's water is billed as commercial vice residential... apparently increasing our bills. I don't agree with paying a 2bedroom 1 resident portion of the overall community water bill, I'm often working out of state for most or all of the month. My last bill was 60 ... I was home about 5 days. I guess residents do pay for the pool, community laundry, and landscaping... but I'm just guessing. The dumpster is about the closet thing to my building, but I have to pay for valet trash service... I make one bag of trash every 2-3 weeks.... no value. The water and trash are things I investigate when researching other properties to move to.

Thank you for your honest and thorough review. I definitely understand why the water and trash bill frustrates you. Unfortunately the water isn't a perfect system since it's not individually metered, so there is a disadvantage for when residents are out of town. I wish the valet trash was more of a service that you could enjoy, but understand with your travel schedule it is just an extra expense. We hope to roll out the recycling program very soon. Hopefully that will add some extra value to the service for you. So you are aware the property being billed for commercial usage instead of residential is decided by the utility company and not Waterford Place. Also there is a formula that decides what percentage is billed to the residents and how much is paid by the complex, so residents are not responsible for the maintenance of the community. I want to thank you for your continued residency and hope we can make sure to make your living experience an enjoyable one.

|Recommended: YesGood not great — Good area to live in that is convenient to downtown Nashville. Apartment complex is fairly quiet but does seem to have some strange people wander through every now and then due to it not being gated and off of the main road. Spacious apartment with plenty of room. Quality of apartment is so-so...my particular unit was remodeled and the quality of the remodel was questionable at best. Fireplace mantel is crooked. Large gaps in between molding and doors. Also, front door has sizable gap that allows a lot of cold air in during winter months. Power bill is excessively high in winter and summer months due to poor insulation. HVAC froze on me multiple times during the summer and had to be fixed by maintenance. Overall, not a bad place to live but for the money paid in rent, it could be better.

|Recommended: YesGood, but I bet even better if yours is renovated — We have lived here for over 2 years and have had an overall good experience. Maintenance is key and if you need anything or if something breaks, they have always cleared up the problem in a timely manner. Also he is so personable We know our apartment has been obviously occupied while they have been doing much needed upgrading to the complex. I have to say, we are green with jealousy since we will not get to experience any of them But minus that, we have enjoyed our time here.

The buildings and grounds are well maintained, safe and pleasant but it is the staff that makes the biggest difference from other places I have lived.
They are friendly, kind, responsive and efficient. I know that whatever concern or need I may have, they will do their best to respond quickly and with a caring friendly attitude.
